Monthly Inspections

Our Monthly Inspections include the following:

Kitchens & Bathrooms

  • Inspect & Repair - Sinks, Toilets, Valves, Traps, and Faucets for proper operation

  • Caulking at all joints at showers, bathtubs, vanities, countertops, and sinks

  • Shower Doors for proper operation

  • Inspect Exhaust Fans

  • Inspect Appliance for proper operations and any leaks

Mechanicals

  • Inspect & Repair - Carbon and Smoke Detectors, Replace Batteries, Light Bulbs, Outlets, Switches, and GFCI’s

Exterior

  • Cracks, Settling, Possible Leaks, Caulk and Seal

  • Clear all Walking areas around home

  • Inspect Stair Railings and Porch Railings

  • Inspect Gate Doors for proper opening and closing

Interior

  • Inspect & Repair - All Doors, Hinges, Tracks, and Hardware for proper operation

  • Hang and Install Artwork, Pictures, & Mirrors

  • Inspect all Cabinet and Vanity doors for proper operation

  • Inspect Drywall Cracks and Nail Pops

  • Touch up Paint

  • Inspect Windows and Screens for proper operation

Seasonal Inspections (March & October)

  • Change HVAC Filters

  • Clear all walkways and paths of debris

  • Inspect all exterior caulking for cracks and repair

  • Turn off/on exteriors water valves

  • Inspect Gutters and Downspouts for blockages

  • Inspect Deck/Patio for Repairs, Touchups, Sealing, and Nails/Screws uncoupling

Monthly Plan

  • $139.99 per month* / $1,679.88 annually

  • 1 - 1 Hour on site Home Inspection per month

  • Checklist Provided with Repair notes

  • 1 - 2 Hour Repair Session per month

  • All Basic Material Included (Nails, Screws, Hangers, Drywall Mud)

  • Additional Jobs and/or Material to be Assessed Accordingly

 

Frequently Asked Questions

  • We provide a monthly 1 hour in home inspection where we complete a checklist of noticed repairs. The checklist will be reviewed by our representative and the homeowner to assess the small repairs that are to be prioritized. We will then schedule a 2 hour repair session.

  • We supply basic materials (ie. nails, screws, drywall mud) Additional materials to complete the job are to be supplied by or billed to the homeowner.

  • Sure, we are available for repairs. Minimum cost for jobs outside of the plan is $600 and does not include materials.

  • *Hourly rate is for additional work above the 2 hour repair session

    $125 per hour - Weekdays

    $200 per hour - Weekends

  • Yes, but TV wall mounting kits are not included. Rates start at $300 to mount only, to hide wires is an additional fee.
